Hunter Creek I has not had a Capital Reserve Study. Monthly HOA dues breakdown: $432.68 Operating Assessment Revenue + $122.51 Commons Reserve Assessments which totals $555.19 + Utilities for Cable, gas, electric, water and sewer of approximately $209.45 which varies by use. The total is approximately $764.64/month. There is a Wheeler Opera House Real Estate Transfer Tax (WRETT) of 0.5% The Actual Cash Consideration is taxed at the WRETT rate of 0.5% Housing Real Estate Transfer Tax (HRETT) of 1.0 The first $100,000 of the transaction is deducted prior to applying the HRETT rate of 1.0%. For a total of 1.5%. There is no garbage disposal. There is 1 hardwired smoke detector and 1 plug-in type with battery back up CO detector. Rental history from seller: Rented the apartment over Christmas was 2018. It was for $530/night. The last time we rented for the X Games was in 2019 for $447/night. The apartment was rented to members of the music festival in 2019 for $10,600 for 8 weeks. It was rented this year for $6,000 for a month + $300 for cleaning. We rented it this year through the music festival for one month only, by choice, for $6,300. We rented it through the music festival in 2019 for the entire 8 weeks for around $11,000. We have rented it Christmas week for $575/night. We've rented it the week of the X games for $475/night. We've turned down numerous VRBO inquires for short and long term rentals because we haven't desired to rent it any more than we did. We believe the long term rental rate could be $3500 to $4500 depending on the market. There is a Radon Mitigation unit in the basement of the building. Gas cannot be run into the unit. There is gas to the boiler in the basement only. The wood stove chimneys in all units at Hunter Creek are inspected once a year and if they need cleaning, they are cleaned and the HOA pays for everything out of the HOA dues. The inspection is only for the chimney on the outside. If the wood stove needs to be cleaned, then they have to get into the unit to clean the chimney. Seller has never used the wood stove he told me. So as far as anyone knows, the wood stove works but has not been used in years. A permit from the City of Aspen is required for a kitchen remodel as it involves plumbing and electrical. I don't know how long the permit process takes, it depends on how many other applicants are already in line. The cost of the permit relates to the cost of the project. The ceiling texture removal would require an asbestos test which you may already have and there is not asbestos. There would be no need to get approval from the HOA unless there is a plan to change windows, move plumbing or any structural changes to the building.
